We took a "city hotel" as investment in a project, and used NPV of two relating interests, which are Owner and Manager, as indexes of evaluation. We then maximized the indexes by bi-objective optimization applying GA in order to get "the Ratio of Room to Common space" which satisfies each interest's profitability to a high degree.
As a result, "the Ratio of Room to Common space" took various values in relation of game of two relating interests, and there is a trade-off relationship shown as distribution of population considered to be the "Pareto Optimal Set".

WFH-related issues regarding house planning, spatial arrangements, and relationships among cohabitants for sharing spaces remain to be clarified. This research aimed to clarify the usage patterns of shared spaces for work-from-home (WFH) and the respective behavioral patterns in different household compositions, targeting women in the child-rearing stage and residing with family in residential building estates in urban areas. Forty-four percent (n = 199) of women performing childcare who regularly telecommuted had a spouse or partner who also telecommuted, and 65.6% (n = 328) had a child at home while telecommuting. Male spouses or partners (male) did less than half of the housework (12.7%) and childcare (19.8%) than women (41.0% housework, 34.4% childcare). Women primarily used dining rooms for office work (n = 221; 44.2%). When the children were at home during telecommuting, the unclear distinction between work and home was not a deficiency but rather an inevitable acceptance, and a tendency to work in a corner overlooking the common area was observed. When both spouses telecommute without children, men work in their bedrooms or private rooms, whereas women work in common areas, such as the dining room. Simultaneously, women tended to seek spaces dedicated to their work and keep their workspaces separate from common area.

We evaluated the effects of walking habits and mobility improvement on an aging population among 30 residents of a suburban residential complex with the aim of promoting sustainable health activities led by residents. The results showed a total of 911 person-days of actual walking (Mean = 30.4, Standard Deviation = 15.7) with an average of 30 days per person or a frequency of almost daily intervals over two months. In total, 68.4% of early- and 54.5% of late-elderly participants met the recommended criteria for healthy older adults. The results of the GLFS-25 and 2-step tests showed a significant improvement in the mobility function after the walking period compared to before the walking period. In addition to the improvements in physical mobility, there were improvements in social interactions and participation in community activities. The participants' post-walking effect showed that 85% of them were in good health, 50% had positive social interactions, and 25% had positive statements regarding community and town planning. The results verified that resident-led sustainable walking activities can establish walking habits and improve mobility.

This study developed and validated a non-contact, integrated sleep measurement method using microwave radar for daily sleep measurement in a house. In order to replicate the participant’s normal sleep as much as possible, we employed a portable electroencephalogram–electrooculogram (EEG–EOG) recording system, which has the lowest burden and established reliability in the bedroom environment. A total of 38 nights of sleep for 15 participants were simultaneously recorded using the portable EEG–EOG recording system, actigraph, and microwave radar in the bedroom of typical houses. The sleep/wake state determination obtained by applying EEG–EOG data to a deep learning-based sleep staging program was used as the target variable. A sleep/wake state determination prediction model was obtained by learning body movement data from microwave radar using a neural network. The intermethod reliability was evaluated using sleep parameters, including sleep onset latency (SOL), wake after sleep onset (WASO), total sleep time (TST), and sleep efficiency (SE), by using paired t-test. Based on this prediction model, the average accuracy, sensitivity, specificity, F1-score*100, and Cohen’s kappa*100 for all participants’ sleep/wake state determination using microwave radar were 95.27%, 70.11%, 97.05%, 65.95, and 63.46, respectively. Compared with the portable EEG–EOG recording system, microwave radar showed no statistically significant differences in SOL, TST, and SE in evaluating sleep parameters. As the main conclusion, in the sleep/wake state determination, microwave radar showed performance comparable with or better than actigraph. It serves for continuous non-contact sleep measurement in residential environments.

COVID-19 significantly impacted residents’ health status and daily activities in suburban residential areas. This study elucidated the relationship between health scores, daily activities, and housing types. The method was a questionnaire survey of 378 residents of suburban residential estates in Teraikedai, Kongo District, Japan, during the COVID-19 self-isolation period. Since the survey cohort was New Town, the suburban residential area identified by the Ministry of Land, Infrastructure, Transport and Tourism was targeted. The questions included participant demographics, the Basic Survey on Japanese Social Life, and the SF-12v2. The Tukey–Kramer HSD test and stepwise decreasing logistic regression were used for the statistical analysis of the responses. The COVID-19 self-isolation led to lower physical and mental health scores than usual, and the health scores of residents living in detached houses were better than those of residents in apartments, both those over the age of 65 and those under the age of 65. There was also a correlation between residents’ daily activities and their health scores. For those aged under 65 years, the health scores of residents living in detached houses were significantly better than those living in apartments, indicating that daily activities such as sports and recreational hobbies may contribute to health scores.

The COVID-19 pandemic has had a significant impact on work environments. Many workers have been requested or instructed to work from home (WFH). This study aimed to clarify the work-related stress of WFH regarding housemates based on residential types during the COVID-19 pandemic. We conducted a web-based questionnaire survey of 500 workers living with housemates in Osaka Prefecture. The WFH environments were analyzed on the basis of high-stress workers (HSWs), which accounted for 17.4% of all subjects, according to three major types of residences in Japan. The main finding is that HSWs with housemates had problems related to noise regardless of the type of residence. This study of workers living with housemates in an urban area contrasts with the findings of preceding study, which found that satisfaction with noise in the environment was higher at home than in the office. HSWs in detached houses and condominium apartments had problems with the levels of noise created by their housemates. The residents living in these types of residences were found to be relatively older, thus potentially having older children who would require a certain level of privacy. WFH workers with insufficient privacy were unable to adapt to WFH environments and suffered from high stress.

Two groups of hedonic price models were constructed, one for quaint old private home rentals and the other for non-quaint old private home rentals. In the case of quaint old private home rentals, a higher presence of traditional design corresponded to higher room rates. On the other hand, in the case of non-quaint old private home rentals, closer distances to a train station and higher roadside land prices corresponded to higher room rates. A potential market was found for private home rentals of homes converted from old houses that had lost their market value as residences.

In Osaka City, more than 20% of old private houses over 50 years old are destroyed every five years. Considering the historical and cultural value of old houses, they should ideally be maintained and inherited, however, it would not be sustainable if the owners or the governments are forced to pay the cost. Converting old houses into private home rentals may open new avenues for use of the unused buildings by discovering their potential values. The loss of old houses would be curbed if owners realized that converting old houses, which have low value as residence due to their age, inferior performance and location, to private home rentals would improve their marketability.
We derived the relationship between building attributes and room rates for detached old private home rentals with traditional appearance estimated to be over 50 years old (quaint old home rentals) and for detached private home rentals without traditional appearance (non-quaint old private home rentals), using a hedonic approach.
It is assumed that private home rental’s room rates consist of location, land value, size, distance to the nearest station, the level of concentration, and the level of presence of traditional designs. Two groups of hedonic price models are constructed, one for quaint old private home rentals and the other for non-quaint old private home rentals.
By comparing the obtained hedonic price models, we discuss the relationship between market value and building attributes of quaint old and non-quaint old private home rentals.
In the case of quaint old home rentals, the higher the level of existence of the traditional design, the higher the room rates, and in the case of non-quaint old home rentals, the closer the distance to the nearest station and the higher the roadside land price, the higher the room rates. In the real estate market, the older and the worse location a property is built, the lower the value is assessed. In the case of quaint old home rentals, even if the size and location of the houses are inferior, the higher the level of traditional design remains, the higher the room rates. A potential market value was found in the private home rentals converted from old houses that had lost those market value as residences. The significance of this paper is that it contributes to the free-will stock utilization toward the maintenance and succession of the existing old houses.

A resident’s behavior was continuously measured with millimeter wave radar for a week at unit-type nursing home for the elderly. Sleep and wandering behaviors that could not be known by visiting were identified. By combining the behavior measurement system that can continuously grasp resident’s position and posture and visits by care staff, the behavior of the resident at night can be grasped more accurately while reducing the burden on the staff. This method was shown to contribute more effectively to improve the quality of elderly life and reducing the burden of nursing care work compared to the conventional monitoring methods.

Aims: We have investigated the circumstances and characteristics of medical staff in the US–style emergency room (ER), in order to consider the room layout.
Methods: We monitored the work behaviors of physicians, nurses, and clerks in the ER at Funabashi Municipal Medical Center using an ultrasonic positioning system, and also measured their length of stay in each room as well as their movement ratios and traffic lines.
Results: Ordinarily, physicians and nurses stay in the staff station when a patient is admitted. Medical staff move independently, but the movement ratio is different for each job. Nurses moved to every room in the ER. We confirmed that, compared with other occupations, nurses stay in a wider variety places.
Conclusions: Therefore, when we design medical facilities that adopt the ER, the following conclusions can be drawn. (1) The staff station should be built near emergency beds, and examination rooms, observation bedroom, patient waiting room, and clerks’ office should be arranged around the staff station so that staff can easily move into every room. (2) The triage room should be arranged near the walk–in patient entrance, patient waiting room, and staff st
